1. Introduction

Welcome to Waterside Holiday Lets. These Terms and Conditions govern your use of our website and booking services. By accessing or using our services, you agree to be bound by these terms.

2. Booking Terms

2.1 Booking Process

When you make a booking through our website, you are making an offer to enter into a contract with us for the rental of holiday accommodation. Your booking is not confirmed until we send you a confirmation email.

2.2 Payment Terms

• A deposit of 25% is required at the time of booking
• The balance is due 8 weeks before your arrival date
• We accept major credit cards and bank transfers
• All prices are in GBP and include VAT where applicable

3. Cancellation Policy

3.1 Cancellation by You

If you need to cancel your booking, please notify us in writing as soon as possible. The following cancellation charges will apply:

• More than 8 weeks before arrival: Loss of deposit
• 4-8 weeks before arrival: 50% of total booking cost
• Less than 4 weeks before arrival: 100% of total booking cost

3.2 Cancellation by Us

We reserve the right to cancel your booking in exceptional circumstances. If we cancel your booking, we will provide a full refund of all payments made.

4. Property Use

4.1 Occupancy

The maximum number of guests must not exceed the stated capacity for the property. We reserve the right to refuse entry if this limit is exceeded.

4.2 Check-in and Check-out

• Check-in time: 4:00 PM onwards
• Check-out time: 10:00 AM

4.3 Behaviour

Guests must respect the property, neighbours, and local community. We reserve the right to terminate a booking without refund if there is unreasonable behaviour or breach of house rules.
